Old Business

1. Previously tabled application of Michael Twiner to rezone from Suburban Shopping (S-S) to Planned Residential Development (PRD) on a 22.03± acre tract located on the south side of Athens Highway at its intersection with Gillsville Highway; a.k.a. 2500 & 2508 Athens Highway; Zoned S-S; Tax Parcels 15023C000010 & 15023 000009. Proposed Use: 330 unit multifamily development. ** Commission District 3.

2. Previously tabled application of Cook Communities to rezone from Agricultural Residential-III (AR-III) to Planned Residential Development (PRD) on a 34.03± acre tract located on the west side of Pine Valley Road at its intersection with White Sulphur Road; a.k.a. 1560, 1582, & 1586 Pine Valley Road; Zoned AR-III; Tax Parcels 09124 000039, 000039B, & 000203. Proposed Use: 249 unit townhome development. *** Commission District 4.

3. Previously tabled application of Paul and Ana Price for a Use Subject to County Commission approval on a 9.43 ± acre tract located on the north side of James Ed Road at its terminus; a.k.a. 3820 James Ed Road; Zoned V-C; Tax Parcel 10142 000006. Proposed Use: glamping tents for short term rental. **** Commission District 3.

4. Application of Harold L. Daniels for a left side yard setback variance from 10 feet to 3 feet on a 1.68± acre tract located on the south side of Shoreline Drive approximately 317 feet from its intersection with Flagship Drive; a.k.a. 4427 Shoreline Drive; Zoned R-I; Tax Parcel 11037 000076. 5. Application of Venita Carol Smith for a front yard setback variance from 55 feet to 15 feet and a right side yard setback variance from 10 feet to 2 feet on a .25± acre tract located on the north side of Whidby Road approximately 1,825 feet from its intersection with Lanier Islands Parkway; a.k.a 3258 Whidby Road; Zoned V-C; Tax Parcel 07330 004001C. 6. Application of Glenn Motes for a Use Subject to County Commission approval on a 46.86± acre tract located on the west side of Old Dahlonega Highway approximately 47 feet from its intersection with Old Whelchel Road; a.k.a. 6526 Old Dahlonega Highway; Zoned AR-IV; Tax Parcel 11078 000004. Proposed use: five (5) lot subdivision. ** Commission District 3.

7. Application of Yeun Jae Kim to rezone from Agricultural Residential-IV (AR-IV) and Highway Business (H-B) to Light Industrial (I-I) on a 37.83± acre tract located on the east side of Cornelia Highway approximately 2,009 feet from its intersection with Mud Creek Road; a.k.a. 5905, 5881, 5865 Cornelia Highway; Zoned AR-IV and H-B; Tax Parcels 09005 000003, 000003A, 000002A. Proposed use: automobile sales, service and warehouse. ** Commission District 3.

8. Application of J. Casey Ryals to rezone from Planned Residential Development (PRD) to Residential-I (R-I) on a 12.60± acre tract located on the north side of Indian Trail at its intersection with Donna Drive and Cleveland Highway; a.k.a. 3351 Indian Trail; Zoned PRD; Tax Parcel 10144 000028. Proposed Use: construct a single-family residence. **** Commission District 3.

* The Planning Commission’s decision will be the final action taken unless appealed to the Board of Commissioners.  To do so, file an application with the Planning Department within five working days of the Planning Commission’s decision.

 The Hall County Board of Commissioners will hear appeals at a public hearing Thursday, February 24, 2022 at 6:00 p.m. at the Hall County Government Center, 2nd Floor Meeting Room, 2875 Browns Bridge Road, Gainesville, Georgia.

 ** The Planning Commission's recommendation will be forwarded to the Board of Commissioners for final action at a public hearing on Thursday, February 24, 2022.  The Board will meet at 6:00 p.m. at the Hall County Government Center, 2nd Floor Meeting Room, 2875 Browns Bridge Road, Gainesville, Georgia.

 *** The Planning Commission's recommendation will be forwarded to the Board of Commissioners for final action at a public hearing on Thursday, January 27, 2022.  The Board will meet at 6:00 p.m. at the Gainesville Civic Center, 830 Green Street, Gainesville, Georgia.
