Operating under the Georgia Revenue Codes, the Board of Tax Assessors
is responsible for the appraisal and assessment of all Residential,
Commercial, and Personal Property in Hall County. Property is appraised
at 100% of its fair market value and assessed at 40% of that value.
The Board of Tax Assessors is a five member body of appointed citizens of Hall County, serving on a part time basis, who meet the first Wednesday of each month at 8:30 a.m. and the third Wednesday of each month at 5:00 p.m. unless otherwise posted. They are appointed for staggered terms of four, five, or six years by the Hall County Board of Commissioners and operate autonomously. A Chairman is elected on an annual basis. The Board of Tax Assessors has the sole authority under Ga. Code 48-5-264 to hire a Chief Appraiser to administer the functions of the Property Appraisal and assessment of all Real and Personal property within the county.
Office hours are 8:00 a.m. to 5:00 p.m. Monday through Friday.
The office is closed on legal holidays. All public information is
available for review, and copies may be obtained for a nominal fee.
We are located in the Joint Administration Building, 300 Green Street,
Room 203, Gainesville, GA, 30501.
Real Estate Property Tax Returns are received in this office
from January 1st to March 1st of each year. All Returns must be
POSTMARKED by the U.S. Postal Service no later than March 1st. If
you feel your appraised value is incorrect, you may file a Property
Tax Return to declare what you believe to be the fair market value
of your property. Our staff will review all Returns, and if we accept
your Return Value, that value will be used for property tax billing
that year. If we do not accept your Return Value, we will mail an
assessment change notice to you, which will give you 30 days to
file an appeal. Assessment Change Notices are mailed in mid-April
of each year.
Assessment Change Notices are mailed out to property owners
whose values have changed. The notices are mailed in mid-April.
An opportunity to appeal is afforded and is explained in detail
in the notice.
Reviews and Inspections may be conducted pursuant to O.C.G.A. 48-5-264.1. A member of the Hall County Appraisal Staff may visit your property to review the property information. The visit may be in response to one or more of the following; a return filed, an appeal filed, new construction of improvement or addition, change in zoning, review of parcel information, conservation use application or exempt property application. The field appraiser will have proper identification and will be driving a marked county vehicle. Should you have any questions or concerns, please do not hesitate to contact our office at 770-531-6720.
